When a new construction home is sold in Minnesota, the realtor representing the buyer typically gets a commission of 2.5% of the sale price. When you work with us to purchase a new construction home, we will offer you a rebate of 2% of the total sale price, we keep .5% of any new build home purchase! (For e.g., if a new home price is $500,000, then you would get $10,000) This rebate can be either used for closing costs, pre-paid expense, lot premiums, rate buydown, upgrades or we can send you a check after closing. This Rebate comes from our commission and does not interfere with any incentives or promotions the builder might be offering to the buyer.

Please Note: Some builders pay a commission of LOWER than 2.5% and only pay on the base price of the home, and do not pay commissions on the lot premium or upgrades. Also, the minimum fee for our service is 0.5%. So, if the commission offered by the Builder is less than 2.5%, your rebate will be adjusted accordingly (for example: 1.5% rebate if the Builder is only paying 2% commission, 1.25% rebate if the Builder is only paying 1.75% commission, etc.). To find out the commission the Builder is paying in order to estimate your rebate, you can simply ask the Builder’s Sales rep what commission they are paying, or you can check online as commissions are disclosed, or you can ask us and we can check and let you know!

We understand your concern and skepticism. Before you sign a contract with a builder, You and I will enter into a Buyer’s Representation Agreement, this agreement will spell out the terms of our rebates. This is a binding contract and holds us responsible to provide the rebate!

The pricing and incentives are the same whether you use a Realtor or not. This is a common misconception people have that If they work with the builder, they will get a discount. The builder must offer someone with an agent the same price they would offer someone without an agent. Otherwise, it would be discriminatory! Builder’s allocate commission paid to Realtor’s on every home they build and sell, and this comes from their marketing budget. If a buyer is not represented by a Realtor, they just keep that commission as part of their profits. Wouldn’t you rather have it given back to you?

– Be sure to let the salesperson know that you’re represent by a Realtor, FROM THE FIRST COMMUNICATION WITH THEM!

– Or let us know before you speak to the builder, and we will register you with them as our client.

– Speak with your lender and let them know you will be receiving a rebate from us and ask them how much of the rebate can be credited to closing costs.

– If we can’t credit the entire rebate amount to closing costs you can use the remaining amount for other fees/expense such as point buydown or we can simply send you a check for the remaining amount after closing.

Let’s face it, the internet has drastically changed the way real estate transactions take place. There is so much information that is now available at consumers fingertips. They can get all the information about the areas of interest, including schools, communities, nearby sales etc. All the research the buyer does saves us the time and money, so we pass those savings along to you by sharing our commission. We feel as the buyers have done a lot of the work themselves, they deserve a part of our commission! Also, when you buy a new construction home, the builder’s on-site salesperson typically handles all the showings and the paperwork. This reduces our time and effort, so we can pass those savings on to you.
